Default Shop air quality control

Hi,I am an electromechanical tech at a busy midsized job shop. We have star, Nakumura, and Moreiseiki lathes. Also centerless grinders and cnc millers!We use both neat and water based coolants, Many of our lathes have Losma mist recovery units that work ok on the neat oil but seem to bog down and collect the water based coolant! In effect solidyfying in the unit and not allowing coolant to return to the machine.The HVAC units on the roof of the building are greatly taxed. Filters are changed seasonally 4 times a year and are full of oil and fall apart!I was wondering if other shops out there have the same problems and if so could offer some possible solutions.Thank You,Rick
